Updates from Nov 1 2023 Board Meeting

Dear Owners, 

The board would like to give an update from weeks annual meeting. 

  1. Annual Meeting
    • We appreciate the ten owners who came to the annual meeting last night. We needed 76 members to hold the annual meeting. Therefore, no annual meeting was held. 
  2. Board update
    • Jeremy Hecht elected to resign from the Board. Chris Mattera has volunteered to take Jeremy’s place. 
    • The 2024 Board of Directors is Rick Asadoorian as President, Jim Grimes as Vice President and Chris Mattera as Secretary/Treasurer. 
  3. Social Committee
    • The board is looking for a group of volunteers to start the social committee. They would like to see garage sale events and a grand opening of the pool once completed. If you would like help please contact Jessi OQuinn, joquinn@greatcommunities.com
  4. ARB 
    • The ARB guidelines that were emailed out were just for discussion, they are NOT approved and NOT final. The board is working with the ARB committee to see what changes the community wants. After its final, the membership will be able to vote on proposed changes.
    • Please remember NO work should start without first getting approval. We have attached the ARB form for your convivence. 
  5. Violations 
    • The neighborhood is starting to look so much better. The board and management would like to thank everyone that has brought their property in compliance.  
  6. Parking on the street
    • For everyone’s safety in case of an emergency and the emergency vehicles need to enter the community please make sure you are parking on the correct side of the street. Do not park where there is no parking sign. Be courteous and park in your driveway or garage when possible and no parking behind your neighbors driveways and do not black sidewalks. 
  7. Assessments
    • The board would like to thank everyone that pays their dues on time. Currently, we have about 60 owners that need to pay their assessments. Please get those payments in before your account is sent to the attorney for collections. At this time we do have 7 accounts in collections which is something the board never wants to do.

MB Pool Has Reopened

MB Pool Closed for Repairs (AUG 21, 2022)

Attention Residents: due to an issue with the pool pump, the Mabel Bridge pool is temporarily closed until further notice. Our property manager and pool vendor are working on it and we will reopen as soon as possible. Thank you for your patience while it is repaired. Please check back here or on Facebook for updates.

Happy 4th of July + Reminders

We wish everyone a Happy and Safe 4th of July!

As a reminder, there’s a great view of Magic Kingdom fireworks from our soccer field. Fireworks will take place at 9:20pm July 3rd AND 4th.

Please do not bring alcohol or fireworks to the field and remember the entire pool area closes at dusk. Please do not enter the pool area after dark this weekend or at any time.

Temporary Variance Grants for Signs thru Sep 5, 2022

To all Mabel Bridge Residents:

It has been brought to our attention that some residents have recently received violation letters regarding the placement of congratulatory yard signs on their property. For this, we would like to apologize.

We would like to you know that the Board of Directors (BOD) has no intention to discourage a proud parent or family from expressing their support for their child’s recent accomplishments, or a family seeking to support a family member who serves our great country. The intent of the rule is to prevent inappropriate content, divisive materials, advertising, solicitation, marketing, and business signage from being placed in our community. 

The rules about signs in our governing documents currently state:

“No signs, flags (other than the US flag or Florida state flag), banners, advertisements, billboards, logos, contact information, solicitation or advertising structures or materials of any kind shall be displayed and/or placed upon any Lot.”

That said, the Board of Directors has decided to grant a temporary variance to allow for the reasonable placement of a celebratory or congratulatory signs until Labor Day (September 5, 2022).

This variance is being issued for a fixed amount of time so the board can use this time to seek assistance from the HOA’s legal counsel on how best to codify this type of rule change/clarification. Although it sounds like a simple change, the HOA and our associated documents are ruled by Florida statutes, so changes must be handled with the proper processes and due diligence.

Again, to those who have received a violation notice due to one of these celebratory or congratulatory signs, the BOD extends our apologies. The community’s property manager was simply following the rules contained in our documents to the letter. This is her job, and she does not have the authority to deviate from the rules as defined per those documents. We, as a Board, will be discussing this category of violation at an upcoming meeting as well as how we may be able to address similar issues in the future. 

Please understand, the BOD are volunteers who care a lot about this community and each resident in it. Our intention is to make this a community where each resident is proud to be a member. Although, we cannot easily make permanent changes to the established Governing Document that we inherited from the homebuilder and we are obliged to enforce them as they are, we are always open to hearing suggestions on how to make the community better for everyone in it. If you have a concern about how things are being handled, please send a message to the Board via our community manager.

Pool Closed for New Furniture Delivery Tuesday, May 24th, Approx. 2PM- 4PM

The HOA follows a scheduled plan for replacement, repair and maintenance of the community’s common property. The pool furniture was due for replacement under this plan.


A delivery of new pool furniture is scheduled for 2pm – 4pm Tuesday, May 24th. We ask that you please refrain from entering the pool area during the delivery.

Landscaping Projects Update – Apr 8, 2022

You may have noticed some landscaping projects taking place recently. The playgrounds were re-mulched, many trees have been trimmed and pruned, the grass is being replaced near the Reams Road entrance and a large irrigation repair is taking place in the same area. The new grass at the entrance will be in place as soon as possible.

Pool Reopened April 6, 2022

Update: The pool is officially reopened as of this morning April 6th. Thank you for your patience while the repair was complete.

POOL CLOSED until Further Notice (APR 4, 2022)

Attention Residents, due to an issue with the door access system, the Mabel Bridge pool is temporarily closed until further notice. Our property manager, Maria at Leland Management, arranged for a repair visit as soon as she was notified of the issue, but the problem was unable to be immediately resolved. We are working on it and will reopen as soon as possible. Thank you for your patience while it is repaired.

Welcome New Landscaper – Cherrylake, Inc.

March 11, 2022

After months of effort from the Landscaping Committee and Board of Directors, a new landscape service provider has been selected for Mabel Bridge. Our volunteers worked diligently to create a detailed set of requirements from which to solicit bids for service. After reviewing the bids received and meeting with several companies, contract details were refined and a signed agreement was established with Cherrylake, Inc.

The Board President and Landscape Committee member walked the property with Cherrylake management again this week and they have formulated a plan to restore the health and beauty of our community landscaping.

Crews are already on site as of March 11, 2022, and have begun working on cleanup and improvements. We are optimistic that our new relationship with Cherrylake will prove to be successful, and we look forward to seeing improvements in appearance in Mabel Bridge.

Pool Reopened // Sep 21, 2021 – Pool Closed for Repairs

UPDATE: The pool is repaired and open for use as of 9/24/2021.

Attention residents: The pool is closed due to a power outage on the pool equipment. A repair person has been scheduled to come out and investigate the cause.
