Petition Against Land Use Amendment

In early May you should have received a mailing from the County about a developer (Ashton Woods) that is trying to change the land use designation on a property very close to our homes. They want to change it from greenbelt/wetland conservation areas to an Estate Home designation. They are asking for approval for a change that would allow up to 140 homes to be built on land originally designated for 12 single-family homes. As one of the last remaining undisturbed natural areas in western Orange County, Florida, this land is a key segment of a regional wildlife corridor and provides a critical diverse habitat for native and migrating wildlife. New Community Manager Appointed – Jill Rygh

New Mabel Bridge Community Association Manager – Effective May 12, 2015

The Mabel Bridge HOA employs a management company to advise on our operations and to handle the day-to-day management of the community. That management company is Leland Management and our dedicated, professionally licensed Community Association Manager (CAM) is Jill Rygh.

NEW COMMUNITY MANAGER TO BE APPOINTED

As many of you were aware, our Community Association Manager (CAM) from Leland Management was Mr. Don Danos. Don is pursuing another career opportunity, so Mabel Bridge will be assigned a new permanent CAM soon. We thank Don for his work in helping us establish our new community, and we wish him all the best.

New Community Landscapers for Mabel Bridge

Ackman Bros. Selected as New HOA Landscaper

Early this year, our Mabel Bridge Landscape Committee sought out contract bids from several well known landscaping companies in our area, including an updated bid from our existing landscape maintenance provider. After careful review and analysis of their service offerings as well as in-person meetings with all of the bidding vendors, the Landscape Committee presented their recommendations to the Board or Directors during our January Board Meeting.

Ackman Bros. Landscaping, Inc. was determined to be the leading choice and was invited to the next Board Meeting.

Ackman Bros. made a presentation and answered questions from the Board as well as  Homeowners during our February Meeting. After some additional negotiation with Ackman, they were selected as our new landscape maintenance provider with a start date of April 1, 2015.

What to Expect

  • Homeowners will start to see trucks and staff from Ackman Bros. Landscaping in and around Mabel Bridge common areas right away.
  • Heavy pruning will take place on some shrubs and trees that are not currently in good health. In some cases, things may look worse before they look better. We have confidence that Ackman Bros. will help us restore our plants and shrubs, but it will take some time.

If you have any questions or concerns about the selection of the new vendor or any activities/actions taken by Ackman Bros., please contact our Community Association Manager (CAM).

Board of Directors Establishes Landscape Committee

During the November Board of Directors meeting, the Board created a new committee for the Mabel Bridge Community, a Landscaping Committee.

The Landscaping Committee will assist the Board of Directors by making recommendations on Landscape related projects, such as the selection of vendors, decorative changes, improvements in irrigation efficiency and more.

Volunteers were sought to occupy this committee and three homeowners volunteered during the November meeting. These individuals were appointed to the committee at that time. The BOD thanks these volunteers for their valuable time and assistance.

Questions or comments about the Landscaping Committee can be raised a future Board of Directors meeting or sent to our Community Association Manager (CAM).

 

Reminder! Please Clean Up After Pets — It’s the Law

Cleaning Up After Pets

Pet owners must promptly pick up all solid waste material from their pet and dispose of it appropriately.  Dog Waste stations are located within the community for your convenience. Please utilize them or carry pet waste home for disposal.

When animal feces are left behind, the matter is washed into nearby storm drains by rain and floods. The matter typically drains directly into lakes and streams, carrying pollutants along with it, which can damage and even kill fish and other wildlife.

Please be courteous of your neighbors and your community and pick up after your pets and dispose the waste propertly.

Failure to pick up your pet’s waste could result in a fine as stated in Orange County Code Section 5-42. The fines can range from $84.00 to $110.00.
