Community Safety and Updates from Community Manager

**Community Safety: Speeding and Stop Signs**

The board would like to address a pressing concern regarding traffic safety within our community. We have received numerous reports about residents exceeding the posted speed limits and neglecting to stop at stop signs. It’s crucial that everyone adheres to these rules, as our community is home to many children, particularly around the parks. We want to ensure that our neighborhood remains a safe place for all residents.

**How You Can Help:**

  1. Observe Speed Limits: Always be mindful of the posted speed limits to protect our children and other pedestrians.
  2. Stop at Stop Signs: Make a complete stop at all stop signs to avoid accidents and ensure everyone’s safety.
  3. Report Violations: If you witness any instances of speeding, please take a quick photo and report it using the 311 app. This will enable the appropriate authorities to take necessary action for traffic enforcement.

**Holiday Decorations**

As a reminder, all holiday decorations should be completed by this weekend, as inspections are scheduled for next week. Please take this opportunity to be complying.

**Upcoming Property Inspection for Violations**

The next inspection will take place on February 6, 2025. This weekend, we encourage all residents to take a moment to review their properties and ensure they are following community standards. Our goal is not to issue violations, but to maintain a beautiful neighborhood. 

**Checklist for Preparation for Inspection:**

  1. Pressure wash sidewalks and driveways to keep them clean and safe.
  2. Ensure that mailboxes are well-maintained and free of damage.
  3. Care for landscaping by trimming overgrown plants and keeping lawns tidy.

**Spring Community Garage Sale**

Following the success of the winter garage sale, the social committee is excited to announce plans for a spring community garage sale! The exact date will be revealed in the coming weeks, so begin gathering items you鈥檇 like to sell. This is a perfect opportunity to declutter and find new homes for your pre-loved treasures.

**Get Involved: Social Committee**

The social committee is eager to organize more community events, but we need volunteers to make these activities a success! If you are interested in joining the committee and contributing to our neighborhood’s vibrant social life, please reach out to Jessi. She will gladly pass along your details and help get you connected with the committee.

Updates from Nov 1 2023 Board Meeting

Dear Owners, 

The board would like to give an update from weeks annual meeting. 

  1. Annual Meeting
    • We appreciate the ten owners who came to the annual meeting last night. We needed 76 members to hold the annual meeting. Therefore, no annual meeting was held. 
  2. Board update
    • Jeremy Hecht elected to resign from the Board. Chris Mattera has volunteered to take Jeremy鈥檚 place. 
    • The 2024 Board of Directors is Rick Asadoorian as President, Jim Grimes as Vice President and Chris Mattera as Secretary/Treasurer. 
  3. Social Committee
    • The board is looking for a group of volunteers to start the social committee. They would like to see garage sale events and a grand opening of the pool once completed. If you would like help please contact Jessi OQuinn, joquinn@greatcommunities.com
  4. ARB 
    • The ARB guidelines that were emailed out were just for discussion, they are NOT approved and NOT final.聽The board is working with the ARB committee to see what changes the community wants. After its final, the membership will be able to vote on proposed changes.
    • Please remember NO work should start without first getting approval. We have attached the ARB form for your convivence.聽
  5. Violations 
    • The neighborhood is starting to look so much better. The board and management would like to thank everyone that has brought their property in compliance.  
  6. Parking on the street
    • For everyone鈥檚 safety in case of an emergency and the emergency vehicles need to enter the community please make sure you are parking on the correct side of the street. Do not park where there is no parking sign. Be courteous and park in your driveway or garage when possible and no parking behind your neighbors driveways and do not black sidewalks. 
  7. Assessments
    • The board would like to thank everyone that pays their dues on time. Currently, we have about 60 owners that need to pay their assessments. Please get those payments in before your account is sent to the attorney for collections. At this time we do have 7 accounts in collections which is something the board never wants to do.

Pool Resurfacing Planned for Late October

UPDATE: The vendor was available early, so the project has begun as of Oct 18th. It will still take 4-5 weeks to complete.

The Mabel Bridge community pool will be closed for resurfacing in late October. The planned start date is October 23, 2023. The work will take 4-5 weeks, weather permitting. The vendor will do their best to finish on time or earlier if possible, but delays may occur.

Please do not enter the pool area during this time. We thank you for your patience while this important refurbishment work takes place.

Violation Inspections / Sidewalk Cleaning Reminder

Dear Residents, 

The monthly inspection for violations will be conducted on聽Wednesday, July 26th, 2023.聽With all the recent rain, it has come to management attention that the sidewalks and drives need to be a focus on this inspection. We are asking everyone to please look at your driveway, sidewalks, and pavers. If they are dirty, please have them cleaned. There have been聽reports of people slipping on some sidewalks and there is a safety concern for the community.

The board has worked diligently in getting the common area landscaping back to par. Next month the focus will be on landscaping.

Newly Adopted “Mabel Bridge HOA Official Color Schemes”

Dear Homeowners, 

All homeowners who are signed up for email alerts were emailed a copy of the newly adopted “Mabel Bridge HOA Official Color Schemes” document. This document contains detailed instructions on what you need to know and what you need to do if you plan to repaint your home. The official house paint colors schemes for the community are included. Whether you received the email or not, the document is available for your reference in the Community Portal

Please note that changing the color of your home always requires approval by the Architectural Review Board (ARB). An application is not required to repaint a home with the same, existing color; however, the Architecture Review Board (ARB) kindly requests that you submit an ARB application so the committee can assist you with ensuring the correct colors will be used.

Separately, the Board is considering reviewing our Governing Documents for areas of improvement. These include our Declaration, Bylaws and Recorded ARB Standards. These documents are also available to you in the Community Portal. As of Jan 1, 2023, Specialty is managing all the affairs of our community. All homeowners should have received payment coupon books and a welcome letter from Specialty in the USPS mail by now.

Upon receipt of your welcome letter, we ask that you聽please set up your account in the Community Portal as soon as possible.聽This new portal will give you:

well as make payments

Specialty Management to Replace Leland on Jan 1, 2023

Dear Mabel Bridge Homeowners and Residents,

The Mabel Bridge Board of Directors is pleased to announce that we have hired a new management company to manage the affairs of Mabel Bridge Homeowners’ Association.

Specialty Management Company of Central Florida will replace Leland as the managing agent for our community beginning January 1, 2023.

We want you to be aware that we are currently working with both companies to transition operations. There are many moving pieces involved and all parties are working diligently in an effort to make the change as smooth as possible for you. Making a complex change like this is always difficult and it’s especially so during the holidays, so please allow us some time to get everything in order.

Your patience is appreciated through this transition, which we believe is in the best interest of the community overall.

Here are a few things you should know:

  • Leland Management is our acting manager through Dec. 31, 2022.
  • Specialty Management will begin Jan. 1, 2023.
  • A volunteer is in the process of updating this website and Facebook page to reflect the management change. This will be completed over time.
  • MabelBridgeHOA.com will remain available for the time being, but much of the same information will be made available to you in a designated community portal provided by Specialty Management. The portal provides 24/7 access to association-related documents as well as the ability to view your balance, make payments on-line, submit architectural review (ARB) forms and receive important information about the Association. We encourage you to register as soon as it’s available!
  • Community portal registration and access instructions, including your account number and registration key, will be mailed to you in early Jan 2023.
  • A link to the community portal is available on the home page of this website.
  • HOA DUES INFORMATION

    Coupon books have been ordered and will be arriving soon via USPS mail. Dues for 2023 are $296 per quarter. The first payment is due Jan. 1, 2023.

    If you have already sent a payment electronically or via USPS mail to Leland, do not worry. Payments will be accepted and forwarded to Specialty Management to be applied to your account.

    If you still need to send your Jan 1 payment, please check your mail for the payment coupon books, which will be arriving soon with payment instructions.

    As mentioned previously, you will be able to make payments through the portal once you have received the instructions by mail and register for an account.

    Please expect there may be a delay in processing your payment due to the change of banks and management companies. No late fees will be charged during this transition period.

    Board Meetings with Potential New Managers

    The BOD will be meeting with two prospective Property Management Companies to possibly replace Leland as our community manager.

    The first meeting will be with Beacon Property Management on Friday Oct 21st at 4PM. Beacon will be presenting their company to the BOD and providing a quote for consideration.聽

    The second 聽meeting will be with Specialty Management Company. This meeting will be held Wednesday 10/26 or Thursday 10/27. The exact date and time is TBD.

    We will update once the second meeting has been scheduled.聽

    Holiday Decorations Committee Volunteers Needed

    In the September 2022 Board meeting, a new committee was formed — Holiday Decorations Committee.

    The Committee’s first project is to establish a plan for additional Christmas holiday lights and decorations around Mabel Bridge.
